I have been a consistant "Top Producer" since I began my career in Real Estate, over 12 years ago for my Real Estate Resale career. I believe that is a result of my background of 12 years in the Commercial Management/Regional Multi-Family Property Management division that I have come from. Most people come into their RE career with no prior experience, this has been MY field for a long time!

By correctly advising you from the beginning, to price your home to sell not sit on the market!! Did you know we lose an average of 10% a month on a home that was listed incorrectly?? And by reducing little by little each month you end up chasing the market down rather than being ahead of the game and resulting in a sale.  My first broker Michael Parks taught me a valuable lesson "Never be a hog, be a pig". In other words... get a good price for your home for if you get overzealous... remember you can end up with nothing and lose more money than what you feel you would have gained.
So price correctly and you will sell!!   


SELLERS BEWARE!!

This year I have been called out many
times to list a home that I find the values just aren't there to support. The only thing I can do is to be honestly and tell the Clients the truth. I really can't take on a listing that the Clients are needing 05 prices in this down market. It get the hopes up that there might be a Buyer that I know just isn't out there. There is so much inventory that with the Foreclosures slashing values in all neighborhoods, no one is going to pay for an overpriced property.

Over listing a property will result in having to reduce that price way down to a much LOWER sales price than where it would have sold had it been correctly priced the first time. I KNOW my prices because or representing many Buyers and being a TOP PRODUCER since 2000 in our area. 
I can look over the MLS at Listings I had advised the owners to list at a lower sales price and they are still out there today, but a much lower price than what they had initially ever wanted to sell for and still no sale! Being overzealous in Real Estate can be a very costly mistake. Some may never recover... Especially in this market. Some have sold for hundreds of thousand less... others are short seling now, don't be unwise.

I say to those Sellers - know there will always be an Agent who is willing to accept an overpriced listing. However, be smart, price it right, and do not make a mistake you could pay for a long time. Do your homework and see how many homes does that agent have that he/she listed that are overpriced & how many days on the market. Compare to how many successful homes they have sold. 
We all want the same thing ... a successful sale, and we are paid commission, however no one makes money when your home doesn't sell, but no one will lose more than yourself on your investment in this market. For we certainly are in a downward cycle that will continue for many years to come. Suzi Orman who has been correct on this information a long time says 2015, possibly 2017. That is a long time to be

Loomis and Granite Bay Acreage can be tricky, with all Custom Homes out here, each has to be judged separately on how much they are worth and the amenities they contain.
Market conditions play a key role as to what you may get when selling your home also. Understanding them is a key issue to "Top Selling" price, but not Over Listing. Staging
A lot of talk about Staging these days. It is true that it can help you achieve a higher Sales price, however at what price? I have many items that I use in my homes at NO CHARGE to my Clients..  Most of my Clients can tell you when visiting my own personal home they see many of the items I loaned them for the sale of their home. I will stop at no length to sell your home. My sucess depends on yours!

We know that most buyers these days fo all their shoping on the INTERNET. If your home and your pictures don't look good, forget about anyone coming out to see your home! Let me ask you...
does your Kitchen show your clutter? Bathroom have personal items showing? Are your pictures dark or blurry? Was it raining when the agent took your pictures and have they NOT gone back to rephotograph??
Are 3 of your 12 pictures of the same room? And the BIG questions is... were they shot with a WIDE ANGLE LENSE so that we can see the whole kitchen instead of just your kitchen counter???
We all know what I am talking about here. Lol...

These photos are actual before and after photos of some of my listings that I have SOLD during my career after another Agent was unsuccessfull. Small changes make BIG differences.  I take all of my own photos and I am very fussy about what each photo tells shows or doesn't show!  This can be essential to selling your home. The way you present something can mean the difference of a sale to an expired listing. From my years of experience marketing Multi-Family properties between here and LA, I have learned to overcome some of the objections that have stood in the way of other Realtors unsuccessful sales.

Make sure your Realtor is a current member, or you'll just have one photo and one sentence on one of the Nations Largest and Most Popular Website!

Metrolist

I am a member of Metrolist (MLS) and always feature informative information, twelve full pictures at a minimum, professional photos that are becoming of your Home. With complete precise directions so other Realtors can find it. I can't tell you how many may leave out this easy step. A lot of agents come from out of the area and with no directions your home won't be shown!

Internet Presence
I pay TOP DOLLAR so that my website pops up in the Top Three Sections when you are searching for a either Granite Bay, Loomis or Roseville. They always say you can have a GREAT website but if nobody can find it ... it really doesn't matter much now does it?! I have over 4,000 visitors as an average per month. This could be why I am able to sell many of my homes myself, resulting in a reduced price to you!  It's only fair if I make more money, that you should make more money too! Ask about my Multiple Sales policy. 
 
I have been featured at the Granite Bay SAFEWAY Store for the past two years on the Grocery Carts to remind people to look at my Site and see your home!!  I receive over 3000 visitors to my site consistantly and during heavy times of the market have gone over 6000 visitors from all over the United States! Just this month I have had visitors from Hawaii, Alaska and International!  I really do get the word out!

A word about Realtor/ For Sale signs. My direct number and only my number is featured on all of my signs. Therefore, when a prospective Buyer calls to find out information on your Listing, I am there to answer each and every call to be sure to sell to the Buyer all the items I know first hand. NOT a generic number where the caller may try to sell that Buyer their own listing or not even be familiar with your home to attempt to sell it. Remember you have one shot and that's not great odds in this market!

There are new loan programs that is now available to you on your Primary Residence that may assist you until you are able to get on your feet again. If you truly cannot recover, working with an EXPERIENCED Agent can mean the difference of you being able to stay in your home for many more months while your home is re-sold to it's next family. The bank does appreciate your maintaining the property while we attempt to sell it, and with your belongings inside we can get more money for the bank that will allow them to get a higher resale value.
Avoiding the complications that come along with vacant Foreclosed homes, is appreciated. However,  remember your home will be For Sale and you will be required to make it available for showings by prospective Realtors and their clients. Not much of a price though in exchange for being able to stay in your home, most of the time without paying any future payments.
